3a. Describe the existing conditions on the site and the general land use in the vicinity of the project at the time of this application:
Lot is undeveloped, covered with scrub vegetation with enough poison ivy to make you itch just looking at it. Nearby sites are SFR's
with commercial beginning a couple hundred feet down the road.

D. Impact Justification and Mitigation
1. Avoidance and Minimization
la. Specifically describe measures taken to avoid or minimize the proposed impacts in designing the project.
Met with Cherri Smith, Environmental Specialist with the Devision of Water Resources, to review the site and potential plans.
Proposed plan utilizes the small lot option and the smallest viable house footprint in order to minimize the impact to the stream
buffers.
1b. Specifically describe measures taken to avoid or minimize the proposed impacts through construction techniques.
Per Cherri Smith, the size of the lot precludes any specific measures other than keeping construction activity out of the buffers to the
maximum extent possible.
