THIS DEED is made this 7th day of September, 2022, by and between (a) (i) DARRIN
S. DEESE and spouse, MELISSA MCQUAGE DEESE, individuals with an address at 5007
Walt Gay Road, Monroe, NC 28112; (ii) JOSHUA RITCHIE and spouse, KIMBERLY
MCQUAGE RITCHIE, individuals with an address at 5007 Walt Gay Road, Monroe, NC
28112; and (iii) JOHN DUDLEY MCQUAGE, an unmarried individual with an address at
5007 Walt Gay Road, Monroe, NC 28112 (collectively, "Grantor"); and (b) PRIMAX
PROPERTIES, LLC, a North Carolina limited liability company with an address at 1100 E.
Morehead Street,Charlotte,NC 28204 ("Grantee").
The designation Grantor and Grantee as used herein shall include said parties, their heirs,
successors and assigns, and shall include singular, plural, masculine, feminine or neuter as
required by context.

WITNESSETH,that Grantor, for a valuable consideration paid by Grantee, the receipt of which
is hereby acknowledged, has and by these presents does grant, bargain, sell and convey unto
Grantee in fee simple, all that certain lot or parcel of land described in Exhibit A attached hereto
("Property").
The Property was acquired by Grantor by instruments recorded in Book 351, at Page 414; Book
309, Page 824; and Book 309,Page 822,Union County Register of Deeds.
The-Property does not include the primary residence of Grantor.
TO HAVE AND TO HOLD the Property and all privileges and appurtenances thereto
belonging to Grantee in fee simple.
And Grantor covenants with Grantee, that Grantor has done nothing to impair such title as
Grantor received, and Grantor will warrant and defend the title against the lawful claims of all
persons claiming by, under or through Grantor, except for the exceptions hereinafter stated.
Title to the Property is subject to the following exceptions:
1. Taxes for the year 2023 and subsequent years,not yet due and payable.
2. Valid and enforceable utility easements and rights of way.
3. Matters that would be disclosed by a current and accurate survey of the Property.
4. Zoning ordinances affecting the Property.

Lying and being situate in Union County, North Carolina, and being more particularly described as
follows-
TRACT I:
BEGINNING at an old iron,the westernmost corner of the property described in deed recorded in Book
225,page 471,Union County Registry, and in a line of the W. B. Love Estate property;thence with a line
of the said Love estate property, North 43 degrees East, 198.3 feet to an iron, a new corner in the Roger
W. Sherin property; thence a new line in the said Sherin property, South 58 degrees 06 minutes East,
1120.3 feet to a point in the center line of a road, passing an iron on the West side of said road 30 feet
from said point in range of the last line; thence along and with the center line of said road three calls as
follows; 1st. South 15 degrees 48 minutes West, 50 feet; 2nd. South 18 degrees 31 minutes West, 63.4
feet; 3rd. South 25 degrees 48 minutes West, 123.6 feet to a point in said center line, said point BEING
