Stormwater Narrative
The proposed development site is located approximately 2,000 LF North of the
intersection of NC Hwy 581 and US-63 ALT (E Nash St.) in Spring Hope, NC (PIN#S
286000258180, 286014431572). The development is in the Tar-Pam river basin. The
total development will create 185 Residential Lots located on a 71.83 Acre parcel which
is currently undeveloped. Phase 2 of this development will include 132 Lots on 52.10 Ac.
of the site.
The proposed Bryson's Ridge Subdivision's - Phase 2 development will consist of the
construction of one hundred thirty-two (132) lots with 3,500 SF of impervious area
allowed per lot, 74,533 SF of sidewalk, 195,542 SF of streets, associated parking spaces,
and the associated infrastructure the site requires. Currently, there is no impervious area
on the site. Total proposed impervious area for Phase 2 of Bryson's Ridge Subdivision is
16.81 Acres. This is 32.2% of the Phase 2 area.
Two (2) wet ponds will be installed for phase 2 to capture and treat stormwater runoff.
SCM #2 will be between lots 114 and 144 and SCM #3 will be behind lots 56 and 57.
Calculations have been performed to ensure that our site meets the stormwater MDC for
wet ponds. 1.15 Acres will drain from offsite to SCM #3, all of which has been counted
as impervious for the pond's sizing and modeling. Outflow from the wet ponds will be
dissipated and then flow into the natural wetland and stream. All required calculations
and reports have been included.
The remaining runoff that does not flow to the SCMs will travel toward the natural
drainage paths surrounding the site. Since the remaining area will be below 24% built
upon area and will meet low density runoff requirements no SCM is provided for these
areas.
