hereinafter referred to as "Grantor" and

hereinafter referred to as "Grantee."
The designation "Grantor and Grantee" as used herein shall include said parties, their
heirs, personal representatives, successors and assigns and shall include the singular, plural,
masculine, feminine or neuter as required by the context.

WITNESSETH, that the Grantor, for a valuable consideration paid by the Grantee, the receipt of
which is hereby acknowledged, has and by these presents does grant, bargain, sell and convey
unto the Grantee in fee simple, all that certain lot or parcel of land situated in Lincolnton
Township, Lincoln County, N. C. and more particularly described as follows:
All of Lot 15 containing 6.5782 acres as so shown and designated on a Subdivision Plat of
Portion of the Property of Woodrow Shrum and others as recorded in Plat Book 14, Page 139
and Page 140 in the Office of the Register of Deeds of Lincoln County.
Woodrow Shrum, A. D. Shrum and Hilda B. Shrum, appearing as Grantors herein, are one
and the same persons identified as Woodrow Schrum, A. D. Schrum and Hilda B. Schrum
appearing as Grantees in the deed recorded in Book 382, Page 135, Lincoln County
Public Registry.
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and
appurtenances thereunto belonging to the said Grantee in fee simple.
And the Grantor covenants with the Grantee, that Grantor has done nothing to impair
such title as Grantor received, and that Grantor will warrant and defend the title against the
lawful claims of all persons claiming by, under or through Grantor, except for the exceptions
hereinafter stated. Title to the property hereinabove described is subject to the following
exceptions:
Valid and enforceable reservations, restrictions, conditions, easements and rights-of-ways
in the record chain of title, including specifically the Declaration of Covenants, Conditions and
Restrictions recorded in Book 1211 , Page 356, Lincoln County Public Registry, as supplemented
Book 1826, Page 793.
IN WITNESS WHEREOF, the Grantor has hereunto set his hand and seal, the day and
