warrant and defend the title against the lawful claims of all persons claiming by,under or through Grantor,other than the following
exceptions:
Ad valorem taxes for the current year and any special taxes due by reason of use of the premises,rights-of-way of
public highways, roads and public utilities adjacent to or servicing the premises, easements and restrictions of
public record, and noncompliance, if any, with local, county, state or federal government laws, ordinances, or
regulations relative to zoning,environmental,subdivision,occupancy,use,construction or the development of the
subject property. Proration of any taxes shall be according to agreement of the parties.

thereunto belonging, lying, and being in the Town of Morrisville, Cedar Forks Township, Wake
County, North Carolina, known as Old Dominion Freight Line, Inc. and shown on ALTA/ACSM
Land Title Survey of"Old Dominion Freight Lines," made by Ronald D. Carpenter, PLS dated
June 25, 2012, and being more particularly described as follows:
BEGINNING at an existing iron pipe in the northeast corner of Lot 1, Cedar Fork Business
Park, as shown on a plat recorded in Book of Maps 1993, Page 536, Wake County Registry;
thence for a first call, North 88° 32' 56"West 548.46 feet to an existing iron pipe in the northwest
corner of Lot 1; thence North 01° 29' 12" East 426.21 feet to an existing iron pipe; thence South
89° 11' 49" East 1047.00 feet to a set iron pipe in the proposed western right-of-way line of
International Drive; thence along and with the proposed western right-of-way line of
International Drive, the following courses and distances: South 11° 33' 58" East 261.24 feet to
a set iron pipe, along the arc of a curve of a circle to the right, said circle having a radius of
660.50 feet, an arc length of 184.59 feet (and having a chord bearing South 03° 22' 09" East
183.99 feet) to a set iron pipe; thence leaving the proposed western right-of-way line of
International Drive, North 88° 34' 04" West 573.04 feet to an existing iron pipe, the point and
