Stormwater Management Permit Application

Storrnwater Narrative::
This project is located on Army Road, in unincorporated Union County, NC, approximately
1,990 linear feet north of the intersection of Hwy 218 and Army Road (SR 1662) toward
Sugar & Wine Road. Phase 1 development activities include grading of vegetated roadside
ditches and a public water main extension along Army Road, and subdivision of 9 residential
lots and one lot for an existing cell tower. The driveways and driveway pipes shown and
calculated on the construction documents are approximate and will be installed once the
lots are sold and the home builder determines final pad locations and elevations. The home
builder will be responsible for individual lot grading, erosion control measures, and
installation of septic systems. Phase 1 is designed as a low -density development and will
remain less than 24% impervious coverage, including existing built -upon -areas, and disturb
less than 1 acre. The vegetated roadside ditches are designed for the 10-year storm event,
with 3.OH:1V side slopes and appropriate erosion control matting to ensure slope and
channel stability. Calculations are provided on the construction documents.
The soils on -site consist of hydrologic soil groups C (Badin channery silt loam (BaB & BaC),
Badin channery silty clay loam (BdB2)) and D (Cid channery silt loam (CmB) and Goldston-
Badin complex (GsB)). Crisco Branch runs along the western property line, and several
wetland areas were identified on -site. A 35' buffer is provided from the stream centerline,
and a 15' buffer is provided along all jurisdictional wetland areas.
Phase 2 is reserved for future low -density development and will be permitted separately.
Until that time, the reserved area will remain undisturbed and follow natural drainage
patterns to Crisco Branch.
