has and by these presents does grant, bargain, sell and convey unto the Grantee in fee simple, all that certain lot or parcel of land
situated in Union County, North Carolina and more particularly described as follows:

The property hereinabove described was acquired by Grantor by instrument recorded in Book 8026, Page 717. See also Deed
recorded in Book 320, Page 529. See also the Estate of Ralph Brewer Turner, Union County File 15-E-18; Union County, NC,
Superior Court case File 16-CVS-3081; and the Estate of Faye Starnes Hinson, File 18-E-990.

TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto belonging to the Grantee
in fee simple.
And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee simple, has the right to convey the same
in fee simple, that title is marketable and free and clear of all encumbrances, and that Grantor will warrant and defend the title
against the lawful claims of all persons whomsoever except for the exceptions hereinafter stated.
Title to the property hereinabove described is subject to the following exceptions:
All such valid and enforceable easements, restrictions and rights of way of record and the lien of ad valorem taxes
for the current year which the grantee herein assumes and agrees to pay.
All or a portion of the property herein conveyed does not include the primary residence of a Grantor.

Legal Description
BEGINNING at a point in the center line of Army Road N. 23-55 E. 12.49 feet from an iron stake in said center
line, and 332 feet North of a culvert under said road, and 762 feet North of the center line of N.C. Highway
218 and runs thence, in a counter clockwise direction, with Army Road N. 23-55 E. 389.55 feet; N. 21-20-10
E. 251.18 feet; N. 12-35-02 E. 298.78 feet; N. 7-59 E. 255.86 feet; N. 0-13-30 E. 496.02 feet and N. 1-50 W.
22.44 feet to an iron stake located in the center line of Army Road and said point being 42.35 feet South of a
culvert under said road; thence leaving said road with the Moore line N. 45-29-03 W. 45-29-03W, passing
over an iron stake at 28.65 feet, and at 1,418.29 feet, for a total distance of 1,443.29 feet to Sesco Branch;
thence in a southerly direction with the various courses of said branch, (which is the property line), and further
provided that the following eight specific bearings and distances are meander lines: 1 st., S. 9-22-11 E. 191.98
feet to a point to said branch where a drain enters said branch from the east; 2nd., S. 67-15- W. 35.00 feet
to a point; 3rd., S. 2-19-43 E. 183.50 feet to a point, 4th S. 4-50-10 W. 188.58 feet to a point; 5th; S. 2-20-40
E. 302.04 feet to a point; 6th., S. 2-46-13 W. 207.45 feet to a point; 7th., S. 12-26-03 W. 274.79 feet to a point;
8th.,S. 6-27-25 W. 1,029.53 feet; thence leaving said branch S. 65-26-10 E. 66.00 feet to the Andrew Moore
Spring; thence S. 71-46-58 E., said line passing 11.99 feet North of an iron stake at 811.26 feet, further said
line passing 3.64 feet North of a power pole at 812 feet for a total distance of 842.32 feet to the BEGINNING
containing 48.94 acres, more or less.
