parties, their heirs, successors, and assigns, and shall include singular, plural,
masculine, feminine or neuter as required by context.
Witnesseth:
That the Grantor, for a valuable consideration paid by the Grantee, the
receipt of which is hereby acknowledged, has and by these presents does grant,
bargain, sell and convey unto the Grantee in fee simple, all those certain lots or
parcels of land situated in the Town of Spring Hope, Nash County, North Carolina,
and more particularly described as follows:

Beginning at an iron pipe in the center of a 45 foot access road, a common
corner for now or formerly Mattie G. Anderson, now or formerly Nash -Rocky Mount
Board of Education and Kookeyes Wallace; thence from said Beginning point along
the line of now or formerly Kookeyes Wallace, N. 41° 34' IT' W. 894.22 feet to an

iron pipe; thence N. 05' 09' 45" E. 147.45 feet to an existing iron pipe, a corner for
now or formerly Macey Bullock; thence along the line of Macey Bullock, S. 82' 37'
51" E. 508.19 feet to an iron pipe set in the line of now or formerly Macey Bullock;
thence S. 27° 58' 06" W. 301.65 feet to an iron pipe set, cornering; thence S. 41' 34'
14' E. 524.29 feet to an iron pipe set in the center of the 45 foot access road; thence
along the center of the 45 foot access road, S. 54' 55' 00" W. 159.74 feet to an iron
pipe set in the center of said access road, the point of Beginning, containing 4.894
acres and being a part of Tract 6 of the Division of the David Mills Estate as shown
on Plat Book 11, Page 212, Nash County Registry. Being the identical property
described in Deed recorded in Book 1462, Page 171, Nash County Registry.
Being the identical property conveyed to Erader A. Mills and wife, Yvonne P.
Mills in a Deed dated April 11, 2002 and recorded in Book 1856, Page 864, Nash
County Registry. Erader A. Mills died in Nash County, North Carolina on May 18,
2022, leaving Yvonne P. Mills the surviving tenant by the entireties.
For further reference, see Tax Parcel Numbers 017517 and 006039 as listed
with the Nash County Tax Office.
The above described property does not include the primary residence of the
Grantor.
To Have And To Hold the aforesaid lot or parcel of land and all privileges
and appurtenances thereto belonging to the Grantee in fee simple.
And Grantor covenants with Grantee, that Grantor is seized of the premises
in fee simple, that title is marketable and free and clear of all encumbrances, and
that Grantor will warrant and defend the title against the lawful claims of all
persons whomsoever except for the exceptions hereinafter stated.
Title to the property hereinabove described is subject to the following
exceptions: subject to all restrictions, rights of way, easements and permits of
record, if any.
