RE: PCN for the Villages at Compass Pointe Section 2, Brunswick County, North Carolina.
Dear Gary:
This PCN submittal and Nationwide 29 Permit request is for Section 2 of the Villages at Compass
Pointe which is a separate development outside of the western entrance gate to Compass Pointe
Golf Course and Subdivision. Section 1 has commercial along Hwy 74/76 with multifamily
housing and no wetland impacts. There will be a Section 3, which is shown on the included site
plan which will have any wetland impacts.
This PCN submittal is for 0.10 acres of total wetland impact for the construction of parking
associated with multifamily housing. This fill is needed to obtain the required amount of
parking spaces for this project and to allow the rectangular shaped parking area constructed along
the irregular shaped wetland line. A retaining wall is proposed to minimize the impact. Since
the total impact does not exceed 0.10 acres in size no compensatory mitigation is proposed. The
impact are is the upper edge of the floodplain along Alligator Branch and is at a higher elevation
than the majority of the floodplain as you can see from the topo line on the attached Wetland
Impact Map.
This site does not currently have an AJD or a PJD. This site was approved as part of a larger
AJD by Jennifer Frye on January 23, 2012 (2007-03075). I did submit a PJD request for this
section of this project on January 25, 2022, which totals approximately 7.7 acres.
