thereto belonging, to the Grantee in fee simple.
A nd the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee simple, has
the right to convey the same in fee simple, that title is marketable and free and clear of all
encurnbrances, and that Grantor will warrant and defend the title against the lawful. claims of` all
persons whomsoever, other than the following exceptions:
All right of ways of roads and utilities that border or cross said property.

BEGINNING at 5/8" existing iron rebar next to a telephone pole, just south of a transformer and
northwest of a cable television utility, said existing iron rebar marking the common western
corner of subject parcel and that of Lot 29, Union West Business Park, Phase 3, Plat Cabinet K,
File No. 332, Union County Registry, and running thence along and with the common property
line with said Lot 29, North 72-01-12 East 628.33 feet to another 5/8" existing iron rebar; thence
South 52-48-47 East 3.97 feet to a 2 inch existing iron pipe; thence South 3-54-20 West 7992
feet to a % inch new iron rebar; thence back toward Union West Boulevard South 58-54-54
West 239.53 to a NCDOT R/W Disk said line being the northern boundary of the US Highway
74 Bypass; thence with another line forming the continuation of the northern boundary of US 74
Bypass, South 63-13-47 West 324.34 feet to another NCDOT R/W Disk; thence North 15-57-24

East 222.41 feet to the POINT AND PLACE OF BEGINNING, also denominated as "Remainder
