4a. Describe the existing conditions on the site and the general land use in the vicinity of the project at the time of this application: *
The Villages at Waxhaw site (+/-7.4 acres) is located just north of Waxhaw Marvin Road and just west of Peyton Court, in Waxhaw, Union County, North Carolina. The site is comprised of
an old homesite and woodlands. The topography is gently to moderately sloped with the elevation ranging from 600 to 650 ft.

routes. The applicant has demonstrated avoidance and minimization efforts by avoiding permanent impacts to onsite aquatic features and limiting
impacts to conversion.
