VAN DER VAART Secretary TRACY DAVIS Director On May 17, 2016, the Wilmington Regional Office received a request to revise the approved plans for Stormwater Management Permit Number SW8 960208. A complete response to additional information requests was received on July 9, 2016. The revisions include the submittal of an as -built plan showing the addition of a proposed 25' x 74' storage building, with total impervious being the same as the original amount of built -upon area, 31,800 square feet. 1t has been determined that a formal permit modification is not required for the proposed changes. We are forwarding you an approved copy of the revised plans for your files. Please replace the old approved plan sheet with the new one. Please reference the transferred, updated permit issued on January 29, 2016 for further details, and please be aware that all terms and conditions of this permit shall remain in full force and effect. Please also understand that the approval of this revision to the approved plans or to the permit for the subject State Stormwater project is done on a case -by -case basis. Any other changes to this project must be approved through this Office prior to construction. The issuance of this plan revision does not preclude the permittee from complying with all other applicable statutes, rules, regulations or ordinances which may have jurisdiction over the proposed activity, and obtaining a permit or approval prior to construction. However, the submitted plan is based on an actual field survey that was sealed by the surveyor. I am confident that the building placement as shown on the submitted plan is accurate to what is constructed in the field. It appears that when the units were built, they were built 15' closer to the southern property line than shown on the original plan. We have field verified that the change doesn't impact the amount of impervious. It just shifts from having 40' of pervious at the southern end and 11' of pervious at the northern end on the original plan to actually having 25' of pervious at the southern end and 26' of pervious at the northern end. I made a site visit and have confirmed that we have the 26' available at the northern end such that 25' of impervious as requested will fit. Please let me know if you have any questions. Thanks. I think overall, the length is approx. 380.43'. The 364.72' appears incorrect. However, the original plat shows the length from the southern property line to the building corner is 65'. Your plan shows 50'. This is 15' difference. Therefore, if it is 65% and your overall building length is 280', plus 25' driving aisle, then you would only have 10' left for the proposed building instead of 25'. Please check into this and advise. I did a little research and I am wondering if there may have been a mistake on the original map (364.72). If you look at the individual sections along that property line, they don't add up to total 364.72 and you would think it should. They do add up to be 380.43 which is very close to what is on the map provided (127.17+253.26=380.43). The map provided came from a survey that was completed when the property was purchased in 2013. In addition, Fender County GIS is consistent with the survey map too. Furthermore, the dimensions along the other 3 property lines are consistent which couldn't hold true if the 4`h property line was actually 15' shorter (as shown on the original). For this reason, I am inclined to believe there was a mistake on the original map. I have a copy of the original, but it is lots of 8.5x11 sheets taped together. Maybe you can take a scale and measure the actual PL on your copy... The site was later purchased by 17 Storage, LLC. A permit renewal and transfer was completed on 1/29/16. The current owner desires to add additional storage on the east side of the site. The original permit allowed for 31,800sf of BUA. Based on actual site measurements, all BUA wasn't constructed. See below for calculations. The request is to use the balance of the BUA for the additional storage.
