3. Project Description:
3a. Describe the existing conditions on the site and the general land use in the vicinity of the project at the time of this application:
This is a single family residential lot (1400 Glendale) in a neighborhood zoned RU-5 in the Urban Tier. It is not located in a watershed
protection overlay district. There is an existing 900 square foot home on the property with an existing 260 square foot deck. Only a
small segment of the intermittent stream in question crosses this parcel at the rear, over 100 feet from the structure. The majority of
the stream is located on the adjacent parcel to the north (1402 Glendale), but the existing deck in question is located within the
stream's Zone 2 buffer (between 30 and 50 feet from the stream).

4. Proposed Activity
Provide a detailed description of the proposed activity including its purpose and include the type of equipment to be used:
The owner proposes to rebuild the existing 260 square foot deck, with an expansion to 360 square feet. The southern portion of the
deck, which is where the footprint expansion will occur, will be converted to a 12x18 screened porch. The northern 12x12 portion of
the deck will remain uncovered. The builder will use 11 - 6x6 pressure treated posts with 16"xl6"x8" concrete footings poured 12"
below grade level. Please see attached site plan for details. Of the 260 square foot existing deck, approximately 210 square feet is
located within the 50' stream buffer (our understanding is that this existing structure is grandfathered in). Of the proposed 100 square
foot expansion to create the new screened porch, only an estimated 24 square feet is located within the 50' stream buffer.
