8. PROJECT SUMMARY: The applicant proposes to install a boathouse and covered platform over the existing boatlift
and platform.

Mr. & Mrs. Michael Ropiak have submitted a CAMA Major Permit application for the installation of
a covered platform and boathouse located on their property off SR#1346 at 173 Sabre Point Drive, Bath,
Beaufort County, North Carolina. The lot is currently stabilized with a vinyl bulkhead and has an existing
pier with platform and boatlift. There is one lot on site totaling .59 acres or 25,700ft2 in size and has a total
shoreline length of t 100 linear feet on Bath Creek and sits approximately 8' in elevation above the Normal
Water Level (N WL). The upstream and downstream edge of the property abut bulkheaded shorelines with
grassed upland yards.
Both the downstream and upstream properties have bulkheads along with piers, platforms, boatlifts
or boathouses. The upstream and downstream property each have upland development consisting of a single-
family residence.
Bath Creek is classified as SB NSW by the Environmental Management Commission at the project
site. Bath Creek is designated as inland fishing waters by NC Wildlife Resources and the site is in an inland
primary nursery area. At the time of field visit by DCM staff no SAV's were present. The property is also
subject to the Tar -Pamlico Riparian Buffer rules enforced by the N.C. Division of Water Resources.
Project description
The applicant proposes to construct a 18' x 32' boathouse and a 12' x 18' covered area over the
existing platform and boatlift. The entire docking facility will be located in the Public Trust Area of Bath
Creek.
Anticipated impacts
The project will not result in any short-term localized turbidity as the construction of boathouse and
covered platform do not require any further in water work within the Public Trust Area. The total project
will result in 792ft2 of shaded river bottom and will use 792ft2 of the homeowners 800ftz of allowable shaded
platform area.

Would like to build a roof over boat lift and adjacent pier seating area to protect boat, owners, and
guests from sun and weather. Project will be used only for leisure of owners and guests.

The roof structure will be wood frame with asphalt shingles or metal roof system. It will be attached to
existing pilings and wood framework. Hand held tools and electric saws will be used for construction.

Proposed Boat House Roof and Roof Over Pier Seating Area

We propose to build a roof over our existing boat lift and existing pier seating area. The proposed roof
will attach to existing wood pilings driven to construct the boat lift and seating area. The project is
located on Bath Creek in Beaufort County, North Carolina.
The existing boat lift is slightly under 400 square feet in area and was constructed in 2021. Since the
proposed roof will overhang the edges of the boat lift by up to 2 feet to fully cover our 30' open
runabout boat, the area of the roof over the boat lift as measured from the drip lines will exceed 400
square feet necessitating application for a major permit. The pier seating area was also constructed in
2021 but is much smaller than the boat lift. The proposed roof to cover it measures slightly over 200
square feet.
The proposal is for the two roofs to be joined as a single 'V shaped roof to cover both the boat lift and
seating area since they are adjacent. No new pilings will be driven. The proposed project includes only
wood framing and sheathing of an " r shaped roof and attachment of shingles or a metal roof system to
that wood framing and sheathing.
The shoreline length of our lot is 100 feet. The total area of the proposed "U' shaped roof is less than
800 square feet as measured from drip lines.
The boat house and seating area will be used only for leisure activities by the owners and guests of the
lot, pier, and boat house.
