Describe the existing conditions on the site and the general land use in the vicinity of the project at the time of this application:* Existing conditions on the site are wooded with rolling topography bound to the north by utility rights of way, to the south by University Drive in Eton, to the east by Williamson Ave. / Shallowford Church Road, and to the west by adjoining suburban landowners. The General land use in the area is suburban residential and agricultural to the north and west with more urban residential to the south and east. At the time of this application. 4b. Explain the purpose of the proposed project: The purpose of this project is to develop 58+/- acres for single family, multi -family residential uses and mixed multi -family commercial use. 4i. Describe the overall project in detail, including indirect impacts and the type of equipment to be used: * The overall project involves the development of street networks, residential lots, multi -family and commercial space north of the Town of Eton in Alamance County, North Carolina. Due to the rolling topographic nature of the existing property, the site will be cleared and graded to facilitate the development as described above. The site is divided into three sub sections due to the stream channels traversing the site flowing from south to north. These channels are subject to 50' Jordan Lake buffers administered by the Town of Eton. The site will be graded with conventional earth moving equipment likely ranging from D-3 to D-11 sized dozers, 200 to 400 sized excavators, with the exception of mini -excavators and skid -steer loaders where where smaller -sized equipment become more efficient. Earth moved on site will be transported where pushing becomes inefficient using off road rubber -tired dump trucks and pans. Compaction in structural areas will be with various sized vibrator sheep -foot rollers up to Cat 815. 5. Jurisdictional Determinations 5a. It does not appear that these methods will be needed, but the possibility of using these methods can not be eliminated from consideration as this time.
