WARRANTY DEED
THIS WARRANTY DEED is made this a,) day of W. , 2020, by and between
KIMBERLY GLANCE REAMS, joined by her husband, MURRAY CHANEY REAMS, and
KIMBERLY GLANCE REAMS as Personal Representative of the Estate of Margaret P.
Glance, of 808 Brookberry Farm Circle, Winston-Salem, NC 27106 (hereinafter referred to as
the "GRANTOR") and CASHIERS PROPERTIES OF JAX, LLC a Florida limited liability
company of PO Box 351209, Jacksonville, FL 32235 (hereinafter referred to as the
"GRANTEE"). The designation "GRANTOR" and "GRANTEE" as used herein shall include said
parties, their heirs, successors, and assigns, and shall include singular, plural, masculine, feminine, or
neuter as required by context.
WITNESSETH:
THAT said GRANTOR, for good and valuable consideration paid by the GRANTEE, the
receipt of which is hereby acknowledged, has and by these presents does hereby give, grant, bargain,
sell, and convey unto said GRANTEE in fee simple, all of that certain lot, parcel, or tract of land
situate, lying, and being in Jackson County, Cashiers Township, North Carolina, and more
particularly described as follows:
Being all of that certain 2.38 acre tract of lands as shown on a plat recorded in Plat
Cabinetl3, Slide 960, Jackson County Registry, to which reference is specifically
made.

Being a portion of the same lands and premises as described and conveyed to
Margaret P. Glance and husband Calvin Gene Glance, by deed recorded in Book
1697, Page 430, Jackson County Registry, to which reference is specifically made.
Calvin Gene Glance died October 24, 2014, and Margaret P. Glance died on
February 7, 2019. See Estate File No. 2019-E-296, Jackson County Clerk of Superior
Court. The above described property was devised to Kimberly Glance Reams under
the Will of Margaret P. Glance.
Subject to the right of way of U.S. Highway 64 and the easement for overhead utility
lines and poles as shown on the plat referred to above.
Kimberly Glance Reams, as Personal Representative of the Estate of Margaret P.
Glance, joins in this deed pursuant to NCGS § 28A- 1 7-12(a)(2).
Murray Chaney Reams joins in the execution of this deed solely for the purpose of
waiving any and all marital rights which he may have in and to the subject lands
pursuant to NCGS §29-30, §52-10, §39-7, and §30-1.
TO HAVE AND TO HOLD the above -described lands and premises and all privileges and
appurtenances thereto belonging, or in any wise appertaining, unto the GRANTEE in fee simple.
AND the said GRANTOR covenants to and with the GRANTEE, that GRANTOR is seized
of the premises in fee simple, has the right to convey the same in fee simple, and that title is
marketable and free and clear of all encumbrances, except as set forth above, and that GRANTOR
will warrant and defend the title against the lawful claims of all persons whomsoever, except for the
exceptions hereinafter stated.
