3a. Describe the existing conditions on the site and the general land use in the vicinity of the project at the time of this application:
North side of house has an existing deteriorating masonry walk. South side of house (river side) has deteriorating raised masonry
terrace, steps, and walk; deteriorating bulkhead; and, deteriorating and unnecessary masonry retaining wall. East side of house is
currently lawn and plantings.

4. Proposed Activity
Provide a detailed description of the proposed activity including its purpose and include the type of equipment to be used:
See attached Conceptual Plan (with Final Revision dated 5/11/23) for proposed activity.
North side of house - replace existing masonry walk with new paver walk; replace existing wood privacy fence and gate with
new vinyl fence and gate, replace existing wire fence along property line with aluminum picket fence.
East side of house - replace existing bulkhead with new vinyl sheet pile bulkhead set at an elevation 24" (+/-) higher than existing
bulkhead and 2' (+/-) to riverside of existing bulkhead; remove existing wood fence along bulkhead; remove existing
masonry retaining wall to accommodate tie -backs for new bulkhead, backfill and sod disturbed area; add new composite
deck and steps, masonry paver landing, and swimming pool.
South side of house - add new composite deck and steps; add new storage / work shed; rfeplace existing wood privacy fence and
gate with new vinyl fence and gate; and, replace existing split rail fence with aluminum picket fence

Located pool in Zone #2 as far from Zone #1 as possible. Minimized pool size to smallest size that would fit on the site with minimal
negative environmental impact. Placed and storage / work shed as far from Zone #1 as possible.
1 b. Specifically describe measures taken to avoid or minimize the proposed impacts through construction techniques.
Moved new vinyl bulkhead up to 2' toward river side of existing bulkhead to allow existing bulkhead to remain in place while
new bulkhead is being constructed to minimize silt and construction debris to contaminate river.

Met with DWR staff on April 20th to informally review and discuss proposed landscape development for this property and
incorporated their recommendations into this submission and the attached Conceptual Landscape Plan dated 3/18/23
with final revision dated 5/11/23.
