Describe the existing conditions on the site and the general land use in the vicinity of the project at the time of this application: The site is currently undeveloped land which has been recently timbered. This site is realitively flat with a highpoint area located in the center portion of the site, situated north /south parallel to Peanut Drive, which is located along the western propertry boundary. The southern adjacent property is developed with the JJ Peanut Company. The vicinity consists of wooded land and developed with commercial properties. 3b. List the total estimated acreage of all existing wetlands on the property: 0.2279 acres 3c. List the total estimated linear feet of all existing streams (intermittent and perennial) on the property: 0.0 feet 3d. Explain the purpose of the proposed project: The purpose is to construct a 304,554 square foot building as an Oil Roasting Expansion to the existing facility. The new portion of the building will include, but not limited to, office, driver check -in area, product finishing, product packaging, incoming supplies, oil roasting, raw in -feed, blanching, incoming to blanching, and supporting areas. The proposed plan has semi - trailer parking for approximately 50 trucks. The proposed plan has employee parking lots for approximately 128 cars. 3e. Describe the overall project in detail, including the type of equipment to be used: The overall project consists of developing the site with an Oil Roasting Expansion to the existing facility. One jurisdictional tributary (RPW) is located on the exterior perimeter of the site. In order to develop the site as needed, three permanent impacts are proposed to this feature. The site drainge will be directed into a newly installed piping system which outlets into three separate Stormwater Quality Basins. Storm drainage will sheet flow into a proposed concrete channel along the front portion of the site into SWQ area #1 and SWQ area #2. The system will be designed for approximately 85% total suspended soilds (TSS) removal and then will discharge back into the existing perimeter ditches that currently convey the runoff. The rear of the site will drain through a pipe system (impact RPW #2) into SWQ Basin #3. It will also be designed for 85% TSS removal and it will discharge through an existing pipe (impact RPW #3) to the existing ditch system off -site.
