The site is currently forested with one dirt access route along the existing property line dividing the two parcels
The existing vehicular access has three stream crossings with culverts The proposed project will not remove
these culverts Parcel 0814 -05 -90 -7536 has an existing sanitary sewer line within the buffer

Residential Apartments The five areas of buffer impact are (1) boardwalk to provide pedestrian connection
across the site, (2) road crossing to allow vehicular access to the eastern portion of the site, (3) and (4) storm
sewer pipes routed to stream bank to avoid erosion within the buffer, and (5) sewer connection to tie into existing
sewer downhill of development and located within stream buffer

The proposed project is residential apartments, townhomes, and supporting amenities such as a club house The
five areas of buffer impact will be constructed in the following ways
(1) Board walk crossing Boardwalk piers will be field- located to avoid existing tree trunks and roots All
boardwalk construction will be done with hand tools so that heavy machinery does not enter the buffer at this
location
(2) The roadway crossing will be constructed without affecting the stream banks through use of a pre - fabricated
system Keystone walls will be utilized to minimize grading within the buffer The road fill will then be placed
over the bridge system to reach proposed grade of the road crossing over the existing stream
(3) Storm sewer pipes from western wet pond outlet will be routed directly to the stream bank Pipe will be dug
and buried in place
(4) Storm sewer pipes from easterb wet pond outlet will be routed directly to the stream bank Pipe will be dug
and buried in place
(5) Sanitary Sewer Crossing All proposed additional sanitary sewer will be connected to existing sanitary sewer
line within buffer Pipe will be dug and buried in place

The Boardwalk is proposed to be built with a pre - fabricated bridge to span the width of the stream Piers will be
used to support the bridge and minimize buffer impact
A Conspan bridge system was selected to avoid impact on the stream channel and minimize buffer disturbance A
24 -foot span system was selected to cross the 4 -foot channel width and allow additional space to construct
supporting foundation without impacting the stream channel All proposed utilities will be located within the fill
material over the Conspan bridge system to avoid impact on the buffer and stream
The stormwater pipes were located in such a way as to minimize the foot print of buffer impact while maintaining
an obtuse angle of entry into the stream channel
The sanitary sewer connection was located in such a way as to minimize the foot print of buffer impact while
avoiding other existing utilities
