Since the project is open land, there is no need for clearing trees. There will be an approved sedimentation and erosion control plan, the plan will be followed. The road will be roughed in with bulldozer and motor grader. The utilities will be installed in the streets. The septic will be onsite each lot. The cul- de- sac is needed to be as long as it is to save 2 lots. The driveways are single lane and as narrow as feasible( 12 ft wide with 2: 1 side slope). 1b. The wetlands will be clearly marked and protected by silt fence installed before any land disturbance. Therefore we are adding another driveway so each home will have a private drive.
