This parcel is for development of a single story ranch house. It is preferred the site 118 Dear Angel Way, Fletcher NC 28732-0120 have its own direct access point so it remains a stand alone parcel for future sale. The access is not to be shared with 139 Dear Angel Way, Fletcher NC 28732-0120. The 139 Dear Angel Way, Fletcher NC 28732-0120 was PCN approved under the previous address of 39 Gravely Branch Rd, Fletcher, NC 28732. Lori Beckwith,CRO approved that PCN under Action ID 2007-01890-311 Nationwide Permit#29 on 7/3/2007. The general land use for this vacant parcel will be to construct one (1)single family home with approx. 1500SF+/-of living space. As an independent parcel it requires a culvert installation for access from Gravely Branch Rd over Gravelly Creek onto the parcel to avoid shared access and minimize any future conflicts with other property owners. 4b. Avoidance and Minimization 1 a. Specifically describe measures taken to avoid or minimize the proposed impacts through project design: There are crossings of the stream by other adjoining property Owners as listed under C-7 response. Plans at angles less than 75 degrees. The property access will be located to to avoid the wetland area determined on 4/20/2023 and to preserve an existing sycamore tree. There won't be any paved areas. Gravel will be used to delinate the driveway access to assist in maintining the ground permability. 1 b. Specifically describe measures taken to avoid or minimize proposed impacts through construction techniques: To avoid and minimize impacts to the stream silt fencing will be placed along the creek bank adjacent to construction impact area. A minimal number of trees will be removed to provide the least impact to the canapy cover above the steam. 2.
