and assigns, and shall include singular, plural, masculine, feminine or neuter as required by context.
WITNESSETH, that the Grantor, for a valuable consideration paid by the Grantee, the receipt of
which is hereby acknowledged, has and by these presents does grant, bargain, sell and convey unto
the Grantee in fee simple, all their interest in that certain lot or parcel of land situated in the
Marshville Township, Union County, North Carolina and more particularly described as follows:

All of that 73.122 acres, more or less, more particularly described in deed from
Clarence C. Perry and wife, Margaret F. Perry, et als to Charles M. Creech by deed
dated April 19, 1967 and recorded in Book 209, Page 727, Union County Registry, to
which 1cfeience is hereby made for a more particular metes and bounds description.
Less and except all parcels of record having been transferred by said owners.
Said property also being described as follows:
BEING all of that 71.43-acre tract of land shown on a plat entitled Annexation
Plat for the Town of Wingate showing the property of Charles M. Creech,
Trustee, recorded June 30, 2022 in Plat Cabinet Q at Files 677-678, Union
County Public Registry.

The Successor Trustees state the Certification of Trust, recorded April 12, 2022, Union
County Register of Deeds Book 8451, Page 212 is hereby re -certified by the grantors as
of the date of this deed.
The property hereinabove described was acquired by Grantor by instrument recorded in Book 1222,
page 0404.
A map showing the above described property is recorded in Plat Cabinet , File No.
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances
thereto belonging to the Grantee in fee simple.
And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee simple, has
the right to convey the same in fee simple, that title is marketable and free and clear of all
encumbrances, and that Grantor will warrant and defend the title against the lawful claims of all
persons whomsoever, other than the following exceptions:
All right of ways of roads and utilities that border or cross said property.
