WITNESSETIL that the Grantor, for a valuable consideration paid by the Grantee, the receipt of which is hereby

Lying and being in Alexander Country, North Carolina and being described as follows:
BEGINNING with an I -Beam located on the north side of the old road, Maloy Lackey's southeast
comer in the Dare Pritchard line, and running North 60 42' 45" East 255.75 feet to an iron pipe; thence
North 570 OT 21" East 550.87 feet to an axle; thence, with the David Williams Estate line, South 78'
37 36" East 1896.55 feet to an iron pipe; thence, with the Henry Shook line, South 65133' 03" West
1783.92 feet to an iron pipe located south of the old road; thence North 52* 2T 40" West 917.46 feet
to the BEGINNING, being 31.758 acres, more or less, in accordance with a survey dated June, 1984,
as prepared by R. A. Childres, R.L.S. No. L-1204.
Being the saute as:
A 31.75 acre tract in Sharpes Township, Alexander County, North Carolina and being recorded in Deed Book 391,
Page 379 of the Alexander County Registry and being located south of McClain Road (known as SR 1632) and
north of Old Mountain Road (known as SR 1005); BEGINNING on a one inch existing iron pipe south of the south
edge of the sixty foot right-of-way of McClain Road and east of the intersection of McClain Road and Old
Mountain Road, the northeast comer of the Timothy G. Lackey and wife Sarah M. Lackey property as recorded in
the Alexander County Register of Deeds in Deed Book 294, Page 009 and having coordinates of Y=238,638.362
meters, X=420,565.802 meters, and having an elevation of 35.615 meters, and a combined scale factor of
0.99988336 and also being located South 70 degrees 52 minutes 32 seconds West 386.79 feet from a spike set,
whose CPS coordinates are Y=238,677.386 meters, 3C 420,677.187 meters, having an elevation of 346.555 meters
and a combined scale factor of 0.99988407, said spike is located southwest of the southwest edge of the southern
entrance into the American Roller Bearing property; thence, along the southern margin of the right-of-way of
McClain Road, North 54 degrees 34 minutes 57 seconds East 550.89 feet crossing the two entrances leading into
the American Roller Bearing Company property to an existing axle being located east/southeast of the right-of-way
of McClain. Road, said iron pipe also being in the southern boundary line of the Perry Williams property as
recorded in Deed Book 92, Page 243; thence, with the common southern boundary line of the Williams property,
South 81 degrees 09 minutes 08 seconds East 1996.74 feet to a 518 inch iron rod set being located 0.19 feet from a
disturbed % inch existing iron pipe, said rod is a point in the southern boundary line of the Williams property and
is also a northwest comer of the Henry Shook and wife Nancy Shook property as recorded in Deed Book 60, page
157; thence, along the western boundary line of the Shook property crossing a four foot wide branch and a four
strand barbed wire fence, South 63 degrees Ol minute 45 seconds West 1546.46 feet to a 5/8 inch existing rebar
being a southwest comer of the aforementioned Shook property and the northeast corner of the Michael Kevin
Shook property as recorded in Deed Book 278, Page 291; thence, continuing with the Michael Kevin Shook
property, South 62 degrees 59 minutes 04 seconds West 237.33 feet to a 519 inch rebar set being located 0.46 feet
from a disturbed % inch existing iron pipe, said rebar also being the nordmast corner of the John Clay Prichard
property as recorded in Deed Book 219, page 177 Tract I; thence, along the Prichard northern boundary line, North
55 degrees 00 minutes 03 seconds West 918.30 feet crossing the northwestern corner of the Prichard property and
running with the Kenneth G. Pritchard property as recorded in Deed Book 528, Page 1673 to an existing railroad
iron being located north of Old Mountain Road and also being the southeast corner of the aforementioned Lackey
property, thence, with the common boundary line of said Lackey property, North 04 degrees 13 minutes 16 seconds
East 255.66 feet to a one inch existing iron pipe, The point of BEGINNING; containing 31.75 acres as shown on a
survey Prepared by Settles Surveying PA, dated September 9, 2009, map file number 13574A, and captioned
