I am writing in response to the Corps fiction ICS#: 2U0 r*-3C}14, As you
know I have written you before in regards to the planned projects across the cove
from me proposed by Redtail-Gaston LLB and others.
My concern is the t-nanit+~de of sbt~rellne develt~p~ent on ~r~minion Power's
shoreline. I wonder if the developer was told that the entire cove ~hQreline where
the proposed day slips and boat ramp was designated as "Sensitive Area" in which
most development is prohibited. The Shoreline Management Plan created by the
Federal Energy Regulatory Commission (1°ERC} and administered by Dominion
Power, with the help of the SMP Technical Work Group, worked over a three year
period to corrae up with their reoommendations. k~err Environmental Services Corp.
in their Environment assessment for Eaton's Crossing Shoreline states on page 1 g
of ~g that "South of the existing beat ramp as a Sensitive I`Vlanagement Area'. V1le
know that to be just plain false. If guidelines are in place shouldn't developers
adhere to them.
The current plan fc~r Eaton"s grossing that the AG~7E has seen only consists
o~ detached single family houses, with ninety-eight (98~ lots with views of the lake.
That is only Phase I and ll construction. There will be future releases, which will
consist of 20 condorniniums> 27 town-homes and 37 creek side cabins. There are
only approximately 22 main lake lots with over 8fl feet of waterfront frontage. The
request for five 2{7-slip boathouses dues not ft the criteria for non-waterfront lots,
which states in the Dominion Construction and Use Procedures that the boat deck
must meet the 1 }2517 square foot size restriction.
Mr. Alsmeyer, 1 am not against progress. I want to see the playing field the
same for a developer as it would be fc~r the single-family hor~neowner whc~ may ~
in an application wish Dominion Paver and has to go by the Lake Gaston arrd
