Road and alley details and sidewalk widths have been added to the plans. 2. Per our discussions of 11/7/95 no typical unit drawings are being furnished. 3. Documentation is enclosed that substantiates that less than an average of 4,000 SF per lot of impervious surface will be allowed. 4. Pond #2 has been revised to have a depth of 7.5 feet which correlates to a SA/DA ratio of 1.5% 5. We have enclosed 2 fresh prints of the revised plan for your review and files. A preliminary review of that information has determined that the submittal for the subject project is not complete. The following information is needed to continue the stormwater review: 1. Please add the road and alley details to the plans, and label the sidewalk width on the plans. Submittal of these details on loose paper is not acceptable. The contractor who has to build the project does not have access to that loose detail. 2. Please provide a dimensioned copy of the typical units. 3. This Office must be able to verify the built -upon area proposed. If 4000 ft2 per lot is to be used, please provide your calculations used to arrive at this average number. You must limit the total number of each type of unit in the deed restrictions so that the 4000 ft2 average will remain a good number. What happens if everyone wants the largest footprint? Are the ponds designed to accomodate this runoff? If you can show that the ponds are able to treat the runoff even if everyone wants the largest footprint, then limits for the buildings are not necessary. 4. The SA/DA ratio used for Pond 2 is incorrect. Based on 7' deep, 90% TSS removal, and 48.57 % impervious, the SA/DA ratio should be around 1.8 %, not 1.5 %. Please check and revise the calculations. 127 Cardinal Drive Extension, Wilmington, N.C. 28405-3845 • Telephone 910-395-3900 • Fax 910-350-2004 An Equal Opportunity Affirmative Action Employer Mr. Norris October 6, 1995 Stormwater Project No. SW8 950701 Lately, I have been receiving the marked up working copy of the plan as 1 of the 2 required sets of plans. Please note that this request for additional information is in response to a preliminary review. The requested information should be received by this Office prior to November 6, 1995, or the submittal will be returned as incomplete. Andrew and Kuske Engineers 202 North Fifth Avenue Wilmington, North Carolina 28401 Subject: ADDITIONAL UgMRMATION Stormwater Project No. SW8 950701 Woodbridge at Landfall New Hanover County Dear Mr. Norris: The Wilmington Regional Office received a Stormwater Submittal for Woodbridge at Landfall on July 5, 1995. A preliminary review of that information has determined that the submittal for the subject project is not complete. The following information is needed to continue the stormwater review: t/1. Please delineate the drainage area to each pond and the project boundary. f 2. Move the 24" and 18" inlet pipes into Pond 2 so that the longest flow path possible is obtained, or provide forebays for the inlet pipes, and baffles for the outlet structure. Short- circuiting of the pond is a concern. Please label the centerline elevations on the alleys, or provide flow arrows. Some locations show proposed elevations, others do not. Please add road, alley and swale cross -sections to the detail sheet. Label all sidewalk widths. Is the 4000 ft' built -upon for each lot based on the largest floor plan that is available? Please provide a typical detail of the largest plan with dimensions. 6o-7t- {2e5 lU_ ee4-Ploorp/-;„ s cime.51.rt le),. Ito-f o4'FPe-e. fy/aeS The minimum pond surface area is based on the drainage area to the pond. There is a lot of green area that is draining to both ponds that you do not include in the calculation of the required surface area, therefore, the computer model indicates that the surfacearea at both permanent pools is deficient. The volume and orifice of both ponds are within the guidelines. 127 Cardinal Drive Extension, Wilmington, N.C. 28405-3845 • Telephone 910-395-3900 • Fax 910-350-2004 An Equal Opportunity Affirmative Action Employer Mr. Norris July 12, 1995 Stormwater Project No. SWS 950701 Please note that this request for additional information is in response to a preliminary review.
