Turn left on Overlook Mountain Drive and go about 1.0 mile to the intersection with Trinity Drive. Turn right on Trinity Drive and go one block to the intersection of Preservation Pointe Drive. Turn left on Preservation Pointe Drive and go about one block to the cul-de-sac called Button Pointe Ct. Turn left into the cul-de-sac and the two-story home immediately in fron of you (grey siding, white window trim, and rust brown cedar trim) is the MacKenzie residence at 4410 Button Pointe Ct. Describe the existing land use or condition of the site at the time of this application: * The lot is a pie -shaped lot with 200 feet of frontage on Mountain Island Lake. About 160 feet of frontage has trees and a sharp slope going up about 20 feet to the main lot surface (where the house is located). About 40 feet of the lot has beach with a low relief area behind the beach. Most of the lot is suffering from erosion due to occasional raised water levels in Mountain Island Lake. We have lost quite a bit of land through erosion since purchasing the lot in 2018. Residential, undeveloped, etc. 6. Property Size 1.133 Acres 7. Describe proposed work (include discussion as to how hardening of shoreline has been avoided, or why it is necessary): A select number of trees at the edge of the slope down to the water, on the slope down to the water, and trees that have fallen into the water, must be removed prior to installing rip -rap. This will require two separate companies, both with barges. One will cut the trees near/in the water and haul them off on a barge. The other company will be contracted to install the rip -rap over about 160 feet of frontage on the lake. 8. How will the work be done?* From Land From Water 9. Total amount of disturbance above the normal pool lake level/ normal water level and 50 feet land- ward: * (including all clearing, back fill, excavation, rip rap, retaining walls, etc.) 8000 square feet 11. Please describe the vegetation above the normal pool lake level/ normal water level and 50 feet landward to be impacted:* (number of trees, for instance) Most of the vegetation to be cleared prior to installing rip -rap are trees that are partially dead or all dead. Most of the trees next to the slope have exposed roots and are not doing well .... not expected to last 5 more years based on current erosion on our property. Two photos have been uploaded with some of the selected trees to be cut marked with yellow tape. From the photos, you can see that these trees are at the edge of the bluff down to the water or on the slope.
