Dear Mr. McDonnell:
Building & Earth Sciences, LLP. is pleased to provide this addendum to the previously
submitted Subsurface and Geotechnical Evaluation report for the subject project (Building
& Earth Project No. RD200482), dated September 11, 2020. Based on the information
provided by Mr. Josh Lamb of ARCO Design/Build, we understand that the structural
loading conditions anticipated in our report were revised and that the actual loading
conditions will be less than the originally anticipated loads. We understand the proposed
warehouse facility will have column loads on the order of 100 kips and wall loads on the
order of 5 kips per linear foot.
A new grading plan was also available at the time of this letter. Based on the provided
Grading Plan, prepared by Bohler Engineering NC, LLP, dated August 28. 2020, the
proposed warehouse F.F.E. will be 170.50 feet. Fills less than 2 feet (excluding
undercutting) and cuts less than 2.5 feet will be required in the building area to reach the
proposed finished grade. In the parking and drive areas, fills up to 1 foot and cuts up to
5 feet will be required to reach proposed finished grades.
Assuming that our site preparation and grading recommendations presented in the report
(Section 4.0) are implemented, and given the revised building loads and revised F.F.E.,
settlement due to shallow foundations designed using an allowable soil bearing capacity

of 2,500 psf was re-evaluated using the computer program Settle 3D, developed by
Rocscience. Soil consolidation parameters were estimated based on available empirical
data, our engineering judgement, and our experience with similar soils. A consolidation
test was not performed for this site. The total settlement under foundation loads
designed using an allowable soil bearing capacity of 2,500 psf was estimated to be
approximately 1.7 inches, which is considered excessive and not within the tolerable limits.
To reduce the estimated total settlement, the proposed building can be supported on
conventional shallow foundations designed using an allowable soil bearing capacity of
1,500 psf. Total settlement due to foundations designed as such and bearing 24 inches
below the adjacent exterior grade should be on the order of 1 inch or less with differential
settlement less than 0.5 inches. The output from Settle 3D is attached to this letter. If a
higher bearing capacity is desired, a different type of foundation or soil
improvement method will be required. Refer to Section 5.2 of the report.
We recommend that the foundation excavations be evaluated during construction to
verify the design bearing values. We recommend hand rod probing and dynamic cone
penetrometer (DCP) testing, in accordance with ASTM STP-399, be performed for all
foundation excavations. Hand rod probing should be performed for 100 percent of the
excavations, and DCP testing should be performed for at least 20 percent of the column
footings, with 1 test per 75 linear feet in strip footings. Soils not meeting the allowable
capacity recommendations above should be stabilized, undercut, and backfilled with
compacted structural fill, or washed NCDOT No. 57 stone wrapped in non -woven filter
fabric. Undercut depths may vary depending upon conditions observed during
construction.
