Received a copy of the latest round from Southern Environmental Law. A quick comment or note: A was talking with a
guy with DOT after one of the merger meetings about the growth potential due to the road. I ask how does one explain
the growth associated with the southern loop of 485. His comment was they can’t predict what people might do once a
road is built. (ie once the road is built, zoning request can be made.. thus changes the land use) My question was based
on the fact that the current land use plan showed no changes in growth into the future. What I took away was that if
you ask the land use planners will a road change their plan…thus growth, their answer is essentially no. Planners aren’t
changing their “zoning” because a road is built. However, it doesn’t seem to account for pressure from individuals to
request zoning changes (thus land use) because the road has been or is under construction. Apparently they don’t use
“reference reach” to see how other areas change or don’t change due to road construction.
I wasn’t involved, but on the western portion of 485, there is now a new car dealership, and the new outlet mall, which
has spurred a new bojangles , gas station, and other commercial development.
Just a thought. Not sure if it is totally correct. One of those comments/questions after a meeting while walking out the
door.
