Hi Matt,
It's hard to tell from the diagram you attached what the proposed changes to impacts to the different zones of the
buffer might be. The original approval under 20211066 was for 2452 sq ft and 6414 sq ft respectively for zones 1 &
2. Are there changes in the square footage of impacts to each zone? If you're maintaining or decreasing the square
footage of buffer impacts and/or shifting the location of proposed tree plantings, I think those are all modifications that
we can make fairly easily. If the buffer impacts are increasing, you'll need to submit a new application for the
modifications and potentially additional mitigation.

Good Morning Andrew,
My name is Matt Ewers with Grandfather Homes. We are purchasing three to -be -developed waterfront lots on Lake
Norman in Lincoln County.
The preliminary plat has a variance (attached) to place a private driveway to service all three lots in the lake buffer. We
want to seek permission to move the roadway as per attached. The seller has told us they confirmed this is feasible so
long as you maintain the criteria of the variance. The current building envelopes are unusual and slender in some places
which makes it necessary to build from setback to setback. In doing so, it leaves very little room for each home's
individual driveways. If we shift the roadway over, it will provide more room for the home's driveways.
To get you acclimated, here are some pictures of the current condition:

Is there a formal process as to how we utilize the square footage encroachment as the variance states 2,452 SF for Zone
1 and 6,414 SF for zone 2? I'd be happy to meet onsite to better understand and assess what we are planning.
