However on the site plan prepared by Atlantic Environmental Consultants LLC and in the narrative provided by Yvonne Carver on your staff reference the Dare County the Dare County Regulatory Flood Protection Elevation (RFPE) for the proposed project at 8 feet. The site plan and narrative need to be corrected to show a RFPE elevation of 9ft for the first floor of the building. The Dare County Flood.Protection Ordinance requires in the AE flood zone, that the RFPE is the base flood elevation as designated on the effective FIRM plus 3 feet of freeboard or an elevation to or above 8 feet NAVD 1988, whichever elevation is greater. The proposed project is located in an area with a BFE elevation of 6 feet (AE6), so with a three foot freeboard requirement the first floor would need to be at an elevation of 9 feet to be complaint with our flood ordinance. The applicant needs to have the site plan corrected to show the appropriate RFPE elevation.
