Soils Report for Site STORMWATER NARRATIVE The proposed subdivision development will include 88 single-family, residential lots utilizing a low density stormwater design. The overall development's total area is 144.04 acres total and is surrounded mostly by heavily wooded land with Elliot Bridge Road and a few larger residential parcels to the east. Lots will be served by individual, on -site wastewater/sel)l is systems as well as public water. No grading or c,:;cavation will occur outside of the noted limits of construction, as the developer does not wish to harm the soils that are suitable for septic systems. Stormwater for this site will be permitted via NCDEQ's Low Density Stormwater permitting option with a total of 13.71% impervious area between the streets', lots and miscellaneous areas coverage. Furthermore, each lot will receive an allotment of 8,000 S.F of impervious, built upon area. Grassed outlet swales with curled wood turf reinforcement matting and grassed side ditches for the streets' will convey the majority of the runoff from this proposed development, while the remainder of the runoff generated shall be dispersed via flow that is diffused over large vegetated or wooded areas. Individual drainage areas have been delineated on the plan sheet labeled "Drainage & Impervious Areas Plan for the Overall Site — Kingsbury Ridge." Here, all individual portions of the site's hydrology are shown in detail and analyzed, in order to determine the cumulative flow that is tributary to each portion of a side ditch swales along the streets' or to the outlet swales that will treat & convey the stormwater runoff. Per NCDEQ's guidance on Low Density Stormwater Developments, all side ditch swales and the outlet swales are vegetated/grassed conveyances that are designed not to erode during 10-year storm events. Velocities have been verified as well to be acceptable per NCDEQ's Erosion Control Design Manual's table 8.05A— Maximum Permissible Design Velocities for Vegetated Channels. These vegetated/grassed outlet swales feature 3' wide bottoms with 3:1 side slopes and are at a minimum 100' in length; however most of these outlet swales are usually much longer due to the site's large size, distance to acceptable outlet points and physical topography. The streets' side ditch swales have 4:1 slopes running from the edge of the road shoulder down to the side ditch's bottom and then with a 3:1 slope that ties back into existing topography. Street centerline grades and outlet swale slopes have been analyzed and designed so to minimize discharge velocities by keeping grades flatter, which helps to minimize the overall depth of the excavation for these swales and the disturbance required for the site. The intent here is to keep these streets and outlet swales from being unnecessarily deep and wide, in hopes to reduce the chances of surface erosion due to large 3:1 slopes, as well as to not adversely impact the septic potential of each lot. However, some outlet swales have moderate grades at their ends due to the site's native topography being steeper at the edges, where lots' existing grading cannot be altered in most instances due to natural features and the intended use of on-site/septic systems. Where such circumstances exist, the erosion control, grading & drainage plans call out for velocity dissipating devices such as turf reinforcement matting, rip rap check dams within the outlet swales and rip rap outlet aprons at the swales' ends.
