WITNESSETH, that the Grantor, for a valuable consideration paid by the Grantee, the receipt of which is hereby acknowledged, has
and by these presents does grant, bargain, sell and convey unto the Grantee in fee simple, all that certain lot or parcel of land situated in
the Town of, Mountain Creek Township, Catawba County, North Carolina and more particularly described as follows:
BEGINNING at an iron pin in center line of North Carolina State Highway # 150, same being in line of F.E.
Margin, said point being a new corner, which said point stands South 54 deg. 00 min. West 400 feet from the
Northwest corner of Store Company lot; and running thence a new line South 31 deg. 10 min. East 30 feet to an
iron pin; thence continuing same course South 31 deg. 10 min. East 282.0 feet to an iron pin, a new corner; thence
running a new line, South 54 deg. 00 min. West 214.5 feet to an iron pin, a new corner; thence running another
new line, North 31 deg. 10 min. West 282.0 feet to an iron pin; thence continuing the same course, namely: North
31 deg. 10 min. West 30 feet to a corner in center of highway first above mentioned in line of Jim Gilleland; thence
running in line of Jim Gilleland, North 54 deg. 00 min. East 214.5 feet to the point of Beginning, containing about
1.5 acres, more or less, according to a survey and plat thereof made by Joe F. Robinson, registered Surveyor, said
plat being dated January 12,1966, and entitled "Seth Killian Pro., Mt. Creek Township, Catawba County, N.C."

TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto belonging to the Grantee in
fee simple.
And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee simple, has the right to convey the same in fee
simple, that title is marketable and free and clear of all encumbrances, and that Grantor will warrant and defend the title against the
lawful claims of all persons whomsoever except for the exceptions hereinafter stated.
Title to the property hereinabove described is subject to the following exceptions:
All valid and enforceable reservations, restrictions, easements, conditions and right-of-ways in the record chain of title.
