The low-density drainage area and project area values should be the same (3,642.052 sf = 83.61 ac ≠ 83.59 ac). Please
revise as needed.

- 1x hard copy & 1x electronic copy of the revised pages of the Supplement-EZ Form.
- 1x hard copy (2x hard copies for plan sheets) & 1x electronic copy of anything else needed to address these

Since these are really minor things, once I get the hard copies, anything else that may have changed from addressing
these issues, and the documents are uploaded to Laserfiche (Provided everything is still in order), we can issue the
permit without doing another formal review.

I was looking over the information you provided on 9/22/22. Everything looks good except for a few small issues:
Please correct the following:
- General:
o Prior Comment – “The calculations for ditches 7 & 8 are missing from the calculation booklet.” Please
provide the calculations for ditches 7 & 8.
- Application, Section IV, 10:
o Prior Comment – “Please exclude the surface water area (0.56 ac) from the ‘Total Drainage Area’ and
‘On-site Drainage Area’ items of this table.” The revised “Total Drainage Area” and “On-site Drainage
Area” values are shown as 3,664,180 sf (84.12 ac) which is only 1,394 sf smaller than the previous values
(3,665,574 sf – 3,664,180 sf = 1,394 sf). The “Total Drainage Area” and “On-site Drainage Area” values
should not include the 0.56 ac of on-site surface area and should be equal to the project area as shown
in Section IV, 7 of the Application.

Ok, that explains the confusion. Swale 20 was incorrectly labeled as 2 fps when it should be 5 fps. Swales 12 and 21
should be listed as 2 fps allowable which they both meet.
I should have this package back to you in the next day or two.

You indicated that that was the maximum allowable velocity for that swale in the Supplement-EZ Form (See attached).
Swales that are discharging to wetlands are limited at 2.0 fps as to not erode the wetlands. Upon further plan review,
swales 21 & 12 appear to be discharging to the wetlands so these swales should be limited to 2.0 fps.

I was looking over the information you provided on 5/31/22. Everything looks good except for a few small issues:
Please correct the following:
- General:
o Please provide a source for the 10-year design storm intensity (i) values used. If you are using times of
concentration greater than 5 minutes, please also provided calculations for the times of concentration
used.
o The calculations for ditches 7 & 8 are missing from the calculation booklet.
o The actual velocity for ditch 20 (2.21 fps) is greater than the allowable velocity for ditch 20 (2.00 fps).
- Application, Section IV, 10:
o Please exclude the surface water area (0.56 ac) from the “Total Drainage Area” and “On-site Drainage
Area” items of this table.
o Please recalculate the “% Impervious Area” item (per the prior comment).
- Supplement-EZ Form:
o Cover Page:
Line 2 – Please exclude the surface water area (0.56 ac) from this item.

Line 12 – Please list the type(s) of BUA that comprise the BUA not on subdivided lots (per the
Application, the 151,310 sf of BUA not on subdivided lots is all roadway).
Line 18 – Please recalculate (if needed).
Line 19 – This item is not needed.
o Low-Density Page:
Line 4 – Please elaborate in the additional information section (Line 15). For example, you can
say that the side slopes are 3:1 or flatter or you can list the different side slope configurations
that are used (and the corresponding swales).
Line 5 – Per the provided calculations, the maximum velocity in the vegetated conveyances
during the 10-year design storm is 2.21 fps (Ditch 20). This item is asking for the maximum
actual velocity, not the maximum allowable velocity.
Swale 20 – As noted above, the actual velocity for ditch 20 (2.21 fps) is greater than the
allowable velocity for ditch 20 (2.00 fps).
- Please note, Future Development Lots A & B are only allocated 5,000 sf of BUA, if you would like to increase the
amount of BUA that these lots are allocated, you will need to revise the deed restriction document (a new
original signed hard copy would need to be provided).
Please provide the following:

Reviews under the standard permitting process generally take 45 calendar days, but can take up to 90 calendar days per
statute (our other reviewer, Corey Anen, no longer works for the State, so this review may exceed 45 days). Please
