Being unfamiliar with the proposed crossing and subdivision layout I went out to the site on Tuesday to take a look. I viewed the crossing location and based on current site conditions I believe the proposed mitigation for the crossing should work out. I'm not necessarily viewing the crossing at a 1:1 ratio but considering the existing road and a significant blowhole downstream, the 117 linear feet proposed I can justify, so there we are good. The only other thing I would need is some assurance that the lots with wetlands can be developed without additional wetland impacts. I don't think this comes as a surprise but could you show on the plan sheets how lots 1, 2, 26, 27, and 46 -48 can be developed without additional wetland impacts. Provide a generic layout of the house, drive and other ancillary structures or development needed to accomplish the developers vision of his neighborhood. Additionally, with that documented we will not require restrictive covenants but will require a deed notification that should be placed in the covenants which will state that wetland minimization has been considered in the design of this subdivision and therefore any new wetland impact requests should not be assumed permit table and will have to be reviewed by the Corps. I am in the filed the rest of the week but I wanted to get this to you as soon as I had a chance. If you can get this back to me in the next couple days I think we can stay on schedule.
