QINE.•'���� Magnolia Village is a small tract of property which will house a mixture of 3-bedroom and 4-bedroom townhomes in Archdale, North Carolina. Located just south of Interstate 1-85 in Randolph County, this 6.639- acre tract of land is bordered to the north Elaine Street & Archdale Road, to the west by a number of single- family residential homes, to the east by Archdale Road, and to the south by a large industrial park owned by Packaging Corporation of America. The City of Archdale has several existing 8-inch sewer lines within the vicinity of the project to provide sewer service. One of the existing outfalls in the vicinity traverses the project and will be extended along the proposed Southern Magnolia Lane to serve a majority of the townhomes. Another manhole located close to the intersection of Archdale Road and Elaine Street will serve 2 townhome units and a third manhole -at the end of Elaine Street will be extended to serve the final 2 townhome units on a short extension of Elaine Street. In total, this permit will cover the extension of 862 If of 8" PVC and 80 If of 8" ductile iron pipe. The piping listed and installed under this permit will meet or exceed today's design standards and regulations for both the City of Archdale and NCDEQ. The proposed sewer lines will tie to an existing 8" sewer outfall mentioned above. Based on the size, the sewer line has more than sufficient capacity to handle the expected demand from this phase of the . project. A total of 11,280 gals/day is expected at full build out of the proposed townhomes project using a daily flow of 120 gals/day per bedroom. This total daily flow was calculated using a breakdown of 13 4- bedroom homes and 14 3-bedroom homes. While the sewer lines do not cross a small branch of Muddy Creek located on the property, the roadway will be extended and a large culvert pipe installed. These impacts will require the submission for a 404/401 permit which is currently being applied for. At the completion of construction, the City of Archdale has agreed to take over maintenance of the sewer, water, and streets within the project since the utilities will be installed within a public right of way or utility easement.
