Project Narrative
The Quarters Subdivision, Manteo, NC
MKF Realty Corporation, Developer
Gravity Sewer Extension
October 12, 2022
This project consists of an eight -lot subdivision located on Bowsertown Road in Manteo
NC. All Tots will access Bowsertown Road, or Exeter Street and no right of way or
roadways are proposed on the project site. The design flow is based upon seven, 4-
bedroom dwelling and one commercial lot. The design flow allocation for each
residential dwelling is 480 GPD and we have assumed that the commercial flow will not
be more than 500 GPD. The Total Design Flow for this gravity sewer extension is 3,860
GPD.
The new gravity collection system will consist of 456 linear feet of 6" diameter PVC
collection line and two 4' diameter concrete manholes with rings and covers. The
system will connect to an existing Town of Manteo manhole located on Exeter Street.
The gravity sewer will be located along the rear of these lots and will be privately owned
and maintained. Water service to these lots will be along the front of the lots and will be
provided by the Town of Manteo. Attached is FTA — 06-21 and FTSE — 04-16 signed by
the Town Manager.
All construction will be in accordance with State and Local requirements regarding
materials, pipe slopes, minimum velocities, vertical / horizontal setbacks, and other
regulatory requirements. Construction of this gravity sewer is scheduled to begin in the
Fall of 2022 or Winter of 2023.
