ALSTON AVENUE SHALL BE CONSTRUCTED OF BRICK AND GLASS
BUILDING MATERIALS.
2. (PHASE 2) THE S ALSTON AVENUE FRONT FACADE(S) OF THE
ADDITIONAL BUILDING)S_ IN THE SPECIALITY RETAIL AREA SHALL BE
CONSTRUCTED OF QUALITY BUILDING MATERIALS SUCH AS BRICK,
GLASS, OR MASONRY, THE OVERALL DESIGN OF THE BUILDING(S) IN
PHASE 2 SHALL BE COMPATIBLE WITH THE PHASE 1 DEVELOPMENT
AND CONSTRUCTION WITH RESPECT TO LAYOUT, COLOR, BUILDING
MATERIALS, LANDSCAPING, GENERAL ROOF DESIGN AND PITCH,
GENERAL ARCHITECTURAL STYLE, AND OVERALL APPEARANCE.
3. THE PHASE 2 BUILDING AND PARKING FOOTPRINT ARE
ILLUSTRATIVE, ONE OR MORE BUILDING MAY BE CONSTRUCTED IN

ROAD AND SIDEWALK IMPROVEMENTS, DEDICATION
1. THE DEVELOPER SHALL DEDICATE 10 FEET ALONG S. ALSTON
AVENUE FOR THE STREET WIDENING AND INSTALLATION OF A BIKE
LANE BY THE CITY. THE DEVELOPER SHALL CONSTRUCT A
SIDEWALK ALONG THE S ALSTON AVENUE FRONTAGE OF THE
PROPERTY. THE SIDEWALK SHALL BE CONSTRUCTED IN
ACCORDANCE WITH THE CITY STANDARDS. THE SIDEWALK FOR
EACH PHASE SHALL BE CONSTRUCTED AS A PART OF THE INITIAL
BUILDING DEVELOPMENT OF THE PHASE.
2. THE ACCESS DRIVE FOR THE DEVELOPMENT SHALL COORDINATE
WITH THE DRIVE FOR THE RESEARCH TRI-CENTER PROJECT (P 91-17)
TO THE NORTHEAST BY HAVING THE DRIVEWAYS ALIGNED OR
SUFFICIENTLY OFFSET. BIKE LAKES SHALL BE CLEARLY MARKED AT
THE VEHICULAR ENTRANCES AND EXITS.
LAKE DRAINAGE
THE LAKE AT THE NORTHERN PORTION OF THE PROPERLY SHALL BE
DRAINED TO PERMIT CONSTRUCTION OF THE SPECIALTY RETAILED
BUILDINGS. DRAINAGE OF THE THE LAKE DOES NOT REQUIRE APPROVAL
BY THE CORDS OF ENGINEERS UNDER PRESENT REGULATIONS AND
STANDARDS.
