Re: Tracy Grove Road Commercial Development
Dear Mr. Fox,
In regards to the letter dated November 13 for the request for additional information about the Tracy
Grove Road Commercial Development project. I have compiled the following information about the
project:
1. I have provided a more detailed site plan via email of the entire project. The site plan shows all
roads, buildings, jurisdictional streams, and culverts. The site plan provides an overall
schematic of the project and will help identify any additional concerns.
2. After our in depth phone conversation the site was redesigned to limit the total linear footage of
stream impacts. To be able to put the needed size building on the property and adhere to local
floodplain ordinances the impact is needed. Along this length of stream the banks me very
steep, the impacts allow the site to utilize slopes that will are resistant to erosion. As part of this
development LID practices have been implemented. Some practices that will be used are
pervious concrete, lane reduction, and riparian planting. The concept was to provide a
development that will address the concerns of the owner but provide a unique site with the
environment in mind.
3. The proposed culvert will be placed at minimum of 1 foot below the existing channel bottom.
Additional information will be shown on the plan for review purposes.
4. Once we have a stormwater approval from the City of Hendersonville we will provide the
approval letter along with a full set of drawings.
