in the Town of Faith, Litaker Township, Rowan County, North Carolina and more particularly described as follows (the
"Property"):
BEING all of Tract 2, containing 0.492 acre, as shown on map for Jamie H. Bost by Riley O.
Gobble, Jr., PLS, dated August 6, 2007, and recorded in Map Book 9995 at page 6249 in the
Rowan County Registry.
All or a portion of the Property was acquired by Grantor by instrument recorded in Book 1108, Page 739, Rowan County
Registry.
All or a portion of the Property El includes or ® does not include the primary residence of a Grantor.
A map showing the Property is recorded in Book of Maps 9995, Page 6249, Rowan County Registry.
Machelle S. Frick joins in the execution of this Deed solely to release any marital rights she may have. She does not
join in any of the representations and warranties herein.

TO HAVE AND TO HOLD the Property and all privileges and appurtenances thereto belonging to Grantee in fee
simple. Grantor covenants with Grantee that Grantor is seized of the Property in fee simple, Grantor has the right to convey
the Property in fee simple, title to the Property is marketable and free and clear of all encumbrances, and Grantor shall warrant
and defend the title against the lawful claims of all persons whomsoever, other than the following exceptions:
1. Pro-rata share of ad valorem taxes for calendar year 2022 and ad valorem taxes for subsequent years, not yet due or
payable.
2. Matters shown on plat recorded in Map Book 9995, Page 6249, Rowan County Registry.
3. Sanitary Sewer Deed of Easement to the Town of Faith recorded in Book 944, Page 107 and re -recorded in Book 1033,
Page 764, Rowan County Registry.
