Hanes Lake —Phase 2 Pfafftown, NC Narrative Mr. Farkas: Clayton Properties Group, Inc plans to construct 171 homes in Phase 2 which has 48.63 acres. Stormwater runoff will be treated for quantity by utilizing underground stormtech chambers for detention. Likewise, the stormwater will be treated for quality in the attached downslope bayfilter devices. Five permanent engineered stormwater control measures (SCMs 1,2,3,4 & 5) have been designed for Phase 2 to ensure the stormwater runoff is adequately treated. Likewise, a portion of the Phase 2 houses and street will be treated in SCM A which was permitted in Phase 1. This drainage area has been added the plans. Stormwater runoff will also be treated with vegetated swales that have a base width of 2 feet and side slopes of 3H:1V. Channel calculations have been performed for these swales to ensure these measures are stable during a ten year storm event. There are five low density areas which comprise 3.27 acres. There is also perimeter vegetated buffer/planting area within the Phase 2 boundary. Per our phone conversation, you mentioned that is it okay to note that it was not practical to treat certain areas with the permanent SCMs as these areas will drain into the mentioned low density areas.
