I have attached a copy of the survey which shows the current deck, storage room and shed. I am also attaching a copy of the design plan to show what the addition will consist of. The addition will be an additional bedroom, bathroom, laundry room (which the house currently lacks), and a small living room. I have answered your questions below in red. Are there additional bedrooms (how many)? Living room, laundry room, etc.? Is an uncovered deck or a covered patio included? Some details as to what exactly is included in the new addition would be helpful to determine if the impacts fall under "necessary infrastructure" for the residence. If it is easier to show, please feel free to send in a drawing or sketch (or you can sketch on a copy of the plat included if that is easier). We are trying to minimize the impacts that may require mitigation in Zone 1. See the attached survey. 2 2. I'm not understanding where the existing deck is on the plat. Is that the diagonally hatched area surrounding the existing house? It is shown on the survey I have attached. The patio shown on the design plans will be done with permeable pavers as to not add to our impervious surface area on the lot. 3. Is the 50 square foot storage building mentioned in the application the 68 sq ft "Frame Storage Building" shown on the left side of the property? That building is outside of the riparian buffer. The framed storage room is depicted on the survey that I have attached. 4. I appreciate your architect showing Zones 1 and 2 of the buffer (30 and 50 feet from the stream) on the plat. Could they please provide the square footage of the addition within each of those zones? I'm looking for the square footage of the yellow part and the purple part in the below snippet.
