This 12.11-acre parcel contains an existing 1.5-acre pond and 0.136 acres of existing built -upon area. The existing built upon area will be removed and 2.38 acres of built -upon area is proposed with this development. The site will mainly be a fill site and will remain a low -density project. The project consists of a +/- 20,OOOSf building surrounded by pavement for parking and bus movement within the property. The effective area is 10.61 acres when the 1.5-acre surface water is removed from the overall area resulting in22% (2.38 acres) of built upon area with an effective area of 10.61 acres. The building will be serviced with public water provided by the City of Concord and an on -site septic system. The onsite drainage area is 5.64 acre of hydrologic soil group C with a combination of heavy tree coverage and grass cover. The existing drainage area has a 10-year flow rate of 24.9 cfs (C=0.75, Iio=5.89, Tc=10min). The proposed development requires the site to be built out to the maximum extent possible to allow for vehicular traffic and overall mobility within the property. The natural grade of the property requires mostly fill material and storm sewers to allow for the capture of stormwater without causing future flooding within the building. Where possible and to allow the most vegetated swales, storm sewer is installed only where required. Culverts are required at the drive way entrance and to allow water to continue to travel through the development. Through NCDOT permitting, it has been required to capture the existing street drainage within the widening which has been analyzed and added to the overall storm sewer design. During initial construction, erosion control measures will be in place to treat the disturbed area runoff and allow offsite drainage to bypass the construction. Upon completion of construction, the erosion control basins and perimeter measures will be removed to allow the stormwater to be re -rerouted to match existing condition. The existing 12-inch pipe will outlet onto a riprap apron and then flow into a vegetated swale with Pyramat matting, see detail in the appendix. The swale will travel along the western property line along the Tucker Furniture, LLC property towards NC Hwy 24/27 and continue east, paralleling the NCDOT Highway 24-27. See Table 1 for swale calculations. The storm water plan has been designed to maintain the pre -construction drainage patterns utilizing swales, ditches, and storm sewer.
