General Project Description/Stormwater Management GENERAL PROJECT OVERVIEW AND EXISTING CONDITIONS The subject site is located at 310 Limestone Terrace Rd in Granite Quarry, NC. The project site consists of approximately 8.72 acres. The proposed project will include 53 single family townhome units. There is an existing dry pond to the eastern property line. The site is majority grassland with type B/C soils, with average existing slopes of 2% to 8%. There is currently no stormwater measure provided on the site. Off -site area is planned to be bypassed and is not examined in this analysis. STORMWATER REQUIREMENTS AND DESIGN OVERVIEW This project is located in the Yadkin Pee -Dee river basin and is adjacent to Crane Creek. This project is classified as a high -density because the largest drainage area has greater than 24% built upon area. For the western portion of the site, a proposed sand filter will be used to treat for water quality and quantity before flowing to an existing wet pond in the adjacent development. The entire drainage area for the existing wet pond was analyzed to show no increase in peak flows in the required storm events. For the eastern portion of the site, the existing dry pond footprint will be expanded and the system will be converted to a wet pond to treat for water quality and quantity before discharging to the adjacent stormwater network. Stormwater will be conveyed through pipe systems and discharge to the proposed BMP's in a non -erosive manner to maintain natural drainage patterns. Stormwater quality treatment systems shall treat the runoff generated from the first inch of rainfall. All structural stormwater treatment systems used to meet these requirements shall be designed to have a minimum of 85% average annual removal for total suspended solids. General engineering design criteria shall be accordance with 15 A NCAC 2H. 1008(c) in the design manual. The peak discharge is attenuated for both the 2-year, 24-hr storm and the 25-year, 24-hr storm events. The 100-year, 24-hr storm event has been analyzed to provide 1' of freeboard to the top of berm.
