Three common areas will be created, two adjacent to NC Highway 12 (one containing the existing stormwater pond and one for a proposed stormwater pond), and a third encompassing the dry sand beach waterward of the first line of stable and natural vegetation along the oceanfront. A portion of the relocated parking lot as well as the new concrete sidewalks will be located in the OHA AEC. Total land disturbance associated with the proposed development will be 3.97 acres (172,971 ft2). Total impervious surface proposed will be 79,111 ft2 or 17.14% of the site. This represents a reduction of 10,001 ft2 of impervious surface. No new impervious surface is proposed within the OHA AEC. Anticipated Impacts The project as proposed will result in the disturbance of 3.97 acres as a result of the development.
