3a. Describe the existing conditions on the site and the general land use in the vicinity of the project at the time of this application:
There is an existing structure on site, app. 1266 sq' (house+porch). The structure was
used as a family vacation getaway beach house. There are several homes on either
side of the property along the Pamlico River and an apartment/condo complex across
the street.

Provide a detailed description of the proposed activity including its purpose and include the type of equipment to be used: *
I am proposing to rebuild the existing structure, complying with the 30% impervious
restriction inside the CAMA AEC. Depending on the final house plans and contractor
input, the structure will be remodeled or completely demolished and built from ground
up (likely scenario). The structure will be a little bigger, roughly 46x36 (existing
structure is 38.5x36) with 2 bedrooms,1 bath, porch, and living areas.

Comments:
I was unable to determine impact type referring to the Table of Uses. I am trying to
get as much structure on a very small lot that is allowable. By my calculations, to not
exceed the 30% impervious limit inside the 75' CAMA AEC, I can only extend 243 sq'
into zone 1. The existing structure cannot be extended toward the street (it is outside
the 75' CAMA AEC) but am confined by the septic field.
D. Impact Justification and Mitigation
1. Avoidance and Minimization
1a. Specifically describe measures taken to avoid or minimize the proposed impacts in designing the project.
The house planner is local and familiar with local waterfront restrictions. I would have
to discuss with him measures he takes to minimize impacts in designing the project.
The 2 contractors I interviewed said if this particular planner designed the house it
could be built with all factors he is aware taken into account.
lb. Specifically describe measures taken to avoid or minimize the proposed impacts through construction techniques.
I will need to discuss construction impacts with the builder once we have final and
workable house plans. Again both contractors are local and familiar with waterfront
construction considerations.

The existing structure has been on the property for many years with minimum
improvements other than being raised. The structure is small and needs updating or
replacement (depending on contractor recommendations). The property lot is very
small and I am trying to expand it a little to make it a better vacation beach home. I
am aware of the 30% impervious limit and will not exceed that number. I will have
discussions with house planner and contractor as to the best way to minimize
environmental impact during the process.
