All,
I was looking over the additional information that you provided on February 14, 2022. Everything looks good except for
one small issue:
Please correct the following:
In addressing the prior comment about the mismatch between the entire site area value shown in the
Supplement-EZ Form (Drainage Area Page, Entire Site Column, Lines 5 & 6) and the rest of the submission items,
it appears as though the wrong entire site value was selected. The originally issued permit shows the entire site
area as 524.7 ac and this modification is removing lot # 69, which has a total area of 4.394 ac, from the project
area. Therefore, the total project area as shown in Section II, 4 & 7 of the Application and in the Supplement-EZ
Form (Drainage Area Page, Entire Site Column, Lines 5 & 6) should be about 520.306 ac (524.7 ac – 4.394 ac =
520.306 ac), not the 524.24 ac as shown. Please also update the percent impervious in Section IV, 8 of the
Application.
The originally issued permit allocated the entire project 1,010,543 sf of BUA (900,000 sf for the lots (per the
deed restriction document) and 110,543 sf for the common areas (1,010,543 sf – 900,000 sf)). The updated
information in the Supplement-EZ Form shows a total BUA for the entire project as 1,009,888 sf (894,000 sf for
the lots and 115,888 sf for the common areas), but there should not be any increase in the common area BUA
from this minor modification. I believe that the originally issued permit may have been incorrect in only
allocating this project 1,010,543 sf of BUA since adding up the common area BUA from the originally approved
BUA table (Section IV, 10 of the Application) resulted in 114,104 sf of BUA (compared to the 110,543 sf that was
allocated per the permit). Please verify that the common area BUA shown in the Supplement-EZ Form (115,888
sf) is the correct value and has not changed as a result of this minor modification.
Please provide the following:
1x hard copy & 1x electronic copy of the revised pages of the Supplement-EZ Form.
1x hard copy & 1x electronic copy of the revised pages of the Application Form.
1x hard copy (2x hard copies for plansheets) & 1x electronic copy of any other items that need to be revised to
address these issues.
Hard copies should be mailed to me at the following address:
For FedEx/UPS:
Jim Farkas
512 N. Salisbury Street, Office 640E
1
Raleigh, NC 27604
For USPS:
Jim Farkas
1612 Mail Service Center
Raleigh, NC 27699-1612
Electronic copies should be uploaded at the following location:
https://edocs.deq.nc.gov/Forms/SW-Supplemental-Upload
Since these are really minor things, once I get the hard copies, anything else that may have changed from addressing
these issues, and the documents are uploaded to Laserfiche (Provided everything is still in order), we can issue the
permit without doing another formal 30-45 day review.
Let me know if you have any questions.

Jim, we sent this back to you on November 4 according to the transmittal and to be honest, I had forgotten about it. I’ll
reprint everything and get the package out again, hopefully this afternoon.

Lee,
I was looking over the minor modification application you provided on November 4, 2021. Everything looks good except
for a few small issues:
Please correct the following:
Supplement-EZ Form, Drainage Areas Page, Entire Site Column, Lines 5 & 6 – The entire site area (“Drainage
Area”) shown here (22,643,938 sf or 519.83 ac) does not match the information shown elsewhere in the
submission (520.306 ac).
Supplement-EZ Form, Drainage Areas Page, Entire Site Column, Lines 8 & 12 – Please exclude the 6,000 sf of BUA
allocated to lot 69 since this lot is being removed from this permit. You can re-allocate this BUA to one or more
3
of the other lots, but doing so will require modifying the approved deed restriction document. You may need to
recalculate the %BUA based on this comment.
Supplement-EZ Form, Drainage Areas Page, Entire Site Column, Line 12 – Please clarify why the mail kiosk BUA
(5,345 sf) is not accounted for in the entire site column (include it if necessary).
Supplement-EZ Form, Drainage Areas Page, Lines 9, 10, & 12 – Line 9 should be used to show the BUA that is
allocated to the individual lots within the entire site/each drainage area. Line 10 should be used to show the
total amount of BUA that is allocated to the common/shared space within the entire site/each drainage area.
Line 12 should be a breakdown of the BUA in line 10 by type (The sum of the BUA in Line 12 is equal to Line 10
and the sum of Lines 9 & 10 is equal to Line 8).
Please provide the following:
1x hard copy & 1x electronic copy of the revised pages of the Supplement-EZ Form.
1x electronic copy of all of the hard copy files that were provided on 11/4/21.
While not required, you may wish to provide a revised page 3 of the Application (1x hard copy & 1x electronic
copy) showing the revised property area (Section IV, 4), project area (Section IV, 7), and percent impervious area
(Section IV, 8). This will help clarify the permit going forward.
Hard copies should be mailed to me at the following address:
For FedEx/UPS:

512 N. Salisbury Street, Office 640E
Raleigh, NC 27604
