WITNESSETH, that the Grantor, for a valuable consideration paid by the Grantee, the receipt of which is hereby
acknowledged, has and by these presents does grant, bargain, sell, and convey unto the Grantee in fee simple, all
that certain lot or parcel of land situated in Black River Township, Town of Angier, Harnett County, North
Carolina and more particularly described as follows:

The property above described was acquired by Grantor by instruments recorded in Book 3982, Page 542 and Book
3982, Page 550, and Book 3985, Page 511, Harnett County Registry.
A map showing a portion of the property above described is recorded in Book of Maps 2021, Page 92, Wake
County Registry.
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto
belonging to the Grantee in fee simple.
And the Grantor covenants with the Grantee, that Grantor has done nothing to impair such title as Grantor received,
and that Grantor will warrant and defend the title against the lawful claims of all persons whomsoever except for
the exceptions hereinafter stated:
1. All easements encumbrances, rights -of -way and restrictions of record.
2. Lien of ad valorem taxes for the year 2021.

Legal Description
TRACT 1:
Lying and being near the Angier -Smithfield highway on the north side thereof
and being about one-half mile eastwardly from Angier and is hounded on the
north by the lands of Br. C. R. Young and G. C. Carter, on the east by the lands
of J. R. Adams; on the south by the lands of J.P. Page and Lola Young Mason,
and on the west by the public road leading to Newbern Gardner's hone and the
lands of J. P. page, and being composed of whatwere two parcels of land, one of
which was allotted to James Eldridge Carter in the division of the lands of the late
A. C. W. Carter, and was designated as Lot #2 in said division, and contains 12
acres, more or less, as will appear by reference to record of said division in Book
206, Page 451, Harnett County, NC, Registry, and the other of which is'aportion
of Lot # 4 in said division containing 5.61 ac m, more or less, and which was
allotted to W.W. Carter as will appear by reference to record of the division above
mentioned, and which said portion was thereafter conveyed to J. E. Carter by
warranty deed by W. W. Carter and wife, Essie Carter, which deed is dated January
8, 1927, and is recorded in Book 226, Page 549, Harnett County, NC, Registry, the
said land is described as a whole by metes and bounds as follows:
BEGINNING at a stake and pointers, Dr. C. R. Young's corner, and runs thence
South 6 1/2 degrees East 5.85 chains to a stake comer; thence South 85-112 degrees
East 5.61 chains to a stake corner; thence South b %1 degrees East 10.55 chains to
stake comer; thence north 85 'ls degrees West 11.91 chains to a stake corner; thence
North 4 Jz degrees East 4.78 chains to corner with J. P, Page; thence North 85-112
degrees West 3.40 chains to stake corner with said Page; thence north 5 lz degrees
East 11.50 chains to a stake comer; thence South 87-1{2 degrees Fast 6.40 chains
to the BEGINNING, containing 17.61 acres, more or less.
TRACT 2:
BEGINNING at a stake and pointers in Ballentine line, comer of Annie Carter's
lot, and guns as said Annie Carter's line, South 85-1/2 East 1220 chains to a stake
and pointers; thence South 5-1/2 West 20.50 chains to a stake, J. R. Young's line;
thence as said Young's line, North 85-1/2 Nest 16.19 chains to a stake at J. E.
Carter's earner; thence as said J.F. Carter's line, North 6-112 West 10.55 chains to
a stake; thence North 85-112 East. 8.10 chains to'a stake in field; thence North 5-112
East 8.19 chains to the BEGNNING, and contains 29.58 acres, more or less, and
being the same land which was conveyed to Cora Y. Stephenson by deed of W. W.
Wilkins and wife, Elora Frances Wilkins, dated December 18, 1937 recorded in
Book No. 263, Page 408, Harnett County Registry.

BEING all of that certain 0.556 acre parcel, shown as W No. 9, according to a map
and survey entitled "Property of Eastern Homes Subdivision", in the Town of
Angier, Black River Township; Harnett County, North Carolina as surveyed by
Stancil & Associates, RLS, dated February 26, 1987, and recorded in Plat Cabinet
C, Slide 160-A, Harnett County Registry, incorporated herein by reference, and
made a part of this instrument.
TRACT 4:
BEING all of Lot 1, consisting of 0.70 acres as shown on that certain plat entitled "Minor Subdivision Survey of
the Jeffery B. Stephenson Parcel & Right -of -Way Dedication" recorded in Plat Book 2021 at Page 192, Harnett
County Registry.
