THIS DEED made and entered into this 1st day of February, 2022, by and between
George Barksdale Tarrant, III and Kristy B. Tarrant, hereinafter called "Grantor," whose
mailing address is f a i C NC Mq3 and Stout Land
Development, LLC a North Carolina Limited Liability Company, whose mailing address is
PO Box 53798, Fayetteville, NC 28305, hereinafter called "Grantee".
The designation Grantor and Grantee as used herein shall include said parties, their
heirs, successors, and assigns, and shall include the singular, plural, masculine, feminine, or
neuter as required by context.
WITNESSETH:
The Grantor, for a valuable consideration paid by the Grantee, the receipt of which is
hereby acknowledged, has and by these presents does grant, bargain, sell and convey unto the
Grantee in fee simple (with the exceptions hereinafter stated, if any), all the certain tract or
parcel of land situated in the City of Fayetteville in Cumberland County, North Carolina, and
more particularly described as follows:
For legal description see Schedule A to be attached hereto and made a part
hereof and being a portion of the property conveyed to George Barksdale
Tarrant, III and wife, Kristy B. Tarrant by deed recorded in Book 9710, Page
817.
This property does not include the primary residence of the Grantor(s).

and the terms of the submitter agreement with the Cumberland county Register of Deeds.

TO HAVE AND TO HOLD the aforesaid tract or parcel of land and all privileges and
appurtenances thereto belonging to the Grantee in fee simple.
And the Grantor covenants with the Grantee, that Grantor is seized of the premises in
fee simple, has the right to convey the same in fee simple; that title is marketable and free and
clear of all encumbrances, and that Grantor will warrant and defend the title against the lawful
claims of all persons whomsoever except for the exceptions hereinafter stated, if any.
Title to the property hereinabove described is subject to the following exceptions:
a. County and/or Municipal Zoning Ordinances, Rules and Regulations.
b. Restrictive Covenants, Easements and Rights of Way of Record.
C. Ad Valorem Taxes.

SCHEDULE A — TO BE ATTACHED TO AND MADE A PART OF THAT CERTAIN
WARRANTY DEED FROM GEORGE BARKSDALE TARRANT, III AND WIFE, KRISTY
B. TARRANT TO STOUT LAND DEVELOPMENT, LLC
BEGINNING at a stake in the middle of the New Public Road at the point where the dividing line
between the McDaniel land and the L.D. Sessoms land crosses said road, and running thence North
23 East 40 chains to a stake by the old Lumber road, Evans comer; thence South 30 East 7-1/2 chains
to Evans' other comer; thence South 20 East 2-1/4 chains to a stake, Evans' comer; thence with the
old Lumber road South 26 East about 3 chains to a comer; thence with Sessoms' line South 7 West
12 chains to his corner; thence South 10 East 17 chains 10 links to a corner; thence South 15 East
2 chains 65 links to a stake at the corner of the fence; thence South 53 West 7 chains 10 links to
Williamson's Northeast corner in the new public road; thence with said road North 50 West 10
chains to a corner: thence with the road North 70 West 11 chains 80 links to the BEGINNING,
containing 61-1/2 acres, more or less, being part of a large body of land known as the Thomas
McDaniel land.
LESS AND EXCEPT from this conveyance is all of the property described in that deed to George
B. Sessoms recorded in Book 863, Page 450.
FURTHER LESS AND EXCEPT from this conveyance is all of the property described as follows:
All that certain tract of land lying and being about 0.88 miles east of North Carolina
Highway 53 and being on the north side of A.B. Carter Road (S.R. 2011) bounded
by George Barksdale Tarrant 111 & Wife Kristy B. Tarrant on all other sides (Deed
Book 9710 Page 817) and being more particularly described as follows:
BEGINNING at a iron rod set on the northern right of way of A.B. Carter Road (60'
R/W) said iron rod set having N.C. Grid coordinates of N 455849.1480 E
2061250.9140, and runs thence with a new line north 21 degrees 56 minutes 48
seconds east 88.17 feet to a iron rod set, thence with a new line south 67 degrees 08
minutes 51 seconds east 120.37 feet to a iron rod set, thence south 21 degrees 56
minutes 48 seconds west 95.91 feet to a iron rod set on the northern right of way of
A.B. Carter Road thence the curved right of way the chord being north 63 degrees 28
minutes 26 seconds west 120.74 feet to the beginning containing 0.25 acre more or
less.
And being a portion of that 61.5 acre tract as shown in deed book 9710 at page 817
as tract 1 as recorded in the Cumberland County Register of Deeds.
