The subject site is currently undeveloped. The proposed development of this site
includes single family residential lots. Storm water drainage for the proposed
development will be conveyed towards existing wetlands located within the property
area.
The site meets the qualifications of a low density development. The average density for
the development is 0.84 units/acre compared to the maximum of 2 units/acre to satisfy
the requirements set forth by NCDEQ. Stormwater will sheet drain across lots and
collect into roadway ditching along all proposed streets. The roadway ditches will
convey runoff towards the wetlands. Culvert pipes will be installed where necessary to
convey stormwater across proposed roadways. The roads in the subdivision are
designed in accordance with NCDOT standards.
Based on our study and review of the NCDEQ BMP manual and NC Session Law 2006-
246 Section 9 paragraph c, Collier Gate Estates Subdivision meets and/or exceeds the
requirements and intent for low density development.
