THIS DEED made and entered into this 22nd day of March, 2022, by and between
Britt Tatum Webb and husband, William Jackson Webb and Cathy Myatt Tatum as Executor
of the Estate of George Edgar Tatum, hereinafter called "Grantor," whose mailing address is 504
Sherrybrock Drive, Raleigh, NC 27610 and AGS Land LLC a North Carolina Limited Liability
Company, whose mailing address is PO Box 53798, Fayetteville, NC 28305, hereinafter called
"Grantee".
The designation Grantor and Grantee as used herein shall include said parties, their heirs,
successors, and assigns, and shall include the singular, plural, masculine, feminine, or neuter as
required by context.
WITNESSETH:
The Grantor, for a valuable consideration paid by the Grantee, the receipt of which is
hereby acknowledged, has and by these presents does grant, bargain, sell and convey unto the
Grantee in fee simple (with the exceptions hereinafter stated, if any), all the certain tract or parcel
of land situated in the City of Fayetteville in Cumberland County, North Carolina, and more
particularly described as follows:
For legal description see Schedule A to be attached hereto and made a part hereof and
being the same property conveyed as TRACT I and TRACT II to George E. Tatum by Deed
recorded in Book 8115, Page 352. George E. Tatum died testate on November 6, 2021 (See
Brunswick Co. Estate File 21 Ell 667)and bequeathed the property to Britt Tatum Webb.
Cathy Myatt Tatum also executes this deed as Executor of the Estate of George
Edgar Tatum, pursuant to and in accordance with N.C.G.S. Sec. 28A-17-12(a)(2) to
provide written consent to this sale and conveyance.
This property does not include the primary residence of the Grantor(s).

appurtenances thereto belonging to the Grantee in fee simple.
And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee
simple, has the right to convey the same in fee simple; that title is marketable and free and clear of
all encumbrances, and that Grantor will warrant and defend the title against the lawful claims of all
persons whomsoever except for the exceptions hereinafter stated, if any.
Title to the property hereinabove described is subject to the following exceptions:
a. County and/or Municipal Zoning Ordinances, Rules, and Regulations.
b. Restrictive Covenants, Easements, and Rights of Way of Record.
C. County and/or Municipal Ad Valorem Taxes.
